Well, let us celebrate…. sort of. This is out 100th post! I got a theory about Google and blogs that hit the 100th post milestone. But that’s another story.

Unfortunately, this day is upsetting. I was trying to help someone out who was in a bad situation. She was behind on her rent and other bills severely. I gave her $500 in cash and I paid her landlord $250 on her behalf. There was a benefit on my part though. I was buying a police car from her that she had gotten for free. I was giving her $1,300 for it. And that $750 was supposed to be applied to it.

Well, all of her furniture and personal belongings are in our possession, which is at the place she was renting before she moved out. We took over the place and told her she can keep her stuff here until she can afford to come get it. She has taken advantage of us by giving us 3 different dates within 3 weeks for pickup, then she took the police car one last time to get to where she needed to go. Now she is telling us that she is NOT bringing the car back here. So I am out $750!

The good thing here is that we have her possessions. We are handing them over to the landlord for collateral for the $1,000 she owes him. And we changed the locks!

We try not to lose faith in people, and we try and help where we can. The problem is that we always get hit by someone taking advantage of us.

I have been a DMOZ editor since June of this year. While I have been there a short time I already edit in 2 categories and hold a “temporary” postition in another category which I hope to make permanent shortly.

If you came here looking for secrets about DMOZ them you came to the wrong place. I follow the rules 100% and would never share inside knowledge about the Open Directory. I enjoy editing too much than to go and risk being kicked out.

What I will tell you is that the way to climb the ladder once you are in is to hold the highest ethical editing standards. Ask questions to the senior editors and metas when you are unsure about something such as what sites are inappropriate, how to create new categories, and whatever else may be holding you back from contributing to the biggest human edited directory on the planet.

In addition to asking questions, it is a good idea to surf for high quality websites that will benefit the directory as a whole, and more importantly, the end-user of DMOZ looking for a website. As an editor you are not obligated to even look at user submitted links. While many editors do, it is usually more productive to find websites yourself and add them if they meet the standards.

After I get a good chunk of edits under my belt I am going to expand my editing categories and my knowledge as well.

I am so busy with moving that I will not post alot on the blog this week. I only have time to work client projects with staff, and move. So I will either post little or see you next week.

I thought I would write a quick post to give you some insight into the process of fha loans and what the underwriter needs to approve them.

One of the issues that will come up is items you may have on your credit report. The government insured loan will require government approval. They do not care about most of the bad items, even if you have multiple ones. Additionally, medical items are understood. Everyone has medical issues.

One item they care about is past utilities, especially if they are big. They will single out one bad item and require to either pay it off, or get a payment arrangement and MAKE SURE you get a letterhead from the collector/utility company that says you are making payments with them and they agreed to it.

Additionally, keep in mind that fha is a 98% loan. That’s their max. So you will need to come out of pocket with the 2% at closing. On top of that you will have homeowners insurance out of pocket.

If the fha appraiser says everything is good then you are in the clear to move ahead to closing. Just watch out for those issues that come up in underwriting.

The current real estate market may seem horrible to most of the population. I guess it is in the eye of the beholder. I have had experience in real estate investing and I can tell you that it is safe to buy. The way you buy is what matters. FHA financing is the way to go when it comes to obtaining funds. They are easier to get approved for and offer grants for down payment assistance, rolling in closing costs, and other goodies.

If you ever come into a crunch though you can also use creative financing paired with Prosper.com for a down payment and walk into a property with zero money out of pocket. You just have to make sure you can afford to take care of it after you buy it.

Do not be scared of the market. It is a non-issue. If you feel it is time for your family to get a place to call home then by all means go for it!

We have gotten some request of post topics. Some of them we can and will do. However, there are some that we just would not. One of those is a political topic. As you know, that is usually a heated topic just like religion topics. It is a topic that everyone has their own opinion on and opinions can be strong for those topics. Some of us believe that we should not be in Iraq and at the same time we believe that a war with Iran may be the only option. In the end, we all believe in peace.

Strong beliefs can unfortunately be forced upon others and we welcome everyone here. We would offend potential customers by posting strong beliefs even if various staff members were to post separate beliefs on the same issue. We prefer to remain neutral on the subject and let other bloggers tackle it.

We do not mind posting off-topic subjects here at Web Design Taxi, and we will. Most of the suggestions we have received though are right on topic so keep a lookout for them. We shall post soon.
